TIPS ON SELLING YOUR PROPERTY
 
 
 
 Employ only one Agent
 
If you want 100% effort, you must give 100% confidence.
 
 allow the buyer to use his own  eyes.
 
Give them space to look around at their pace and remember that what's important to you may not be important to them at all.
 
 
 keep a tidy kitchen....
 
and do try to avoid strong cooking smells.

Keep surfaces clear of everything but essentials.

 
 leave bedroom doors open
 
It is surprising how an open bedroom door can lend an air of brightness to dark landing areas.
 
 
 be led astray
 
by the price your neighbour is said to have got. It is surprising how figures become enlarged on repetition. Agents know prices actually achieved and will also note properties that have not sold, as well as those that have.
 
 forget your "buyer" may not have  two pennies to rub together.
 
Only an Agent can ask the sort of questions necessary to decide mortgage prospects.

Also remember the "buyer" will tell you what he thinks you want to hear - which is not always how it actually is.

 
 
 use a flood of sales talk
 
On viewings keep in the background and let the Agent do his job.


 
 attempt to sell carpets, etc
 
before you have sold the house.

Do not include such items as curtains and floor coverings in your asking figure.

Leave these items for later negotiations.
 
 
 talk about trivialities ...
 
like plugs, etc.

They are relatively unimportant and confuse the main issue.
 
 press too hard ...
 
for an immediate decision.

Many would-be buyers have been lost at the finishing post !
