What are they?
A Home Information Pack (HIP) is a collection of documents relating to a particular property. The documents are mainly legal and would normally be collated as part of the conveyancing process.
Why?
The Government has introduced HIPs as part of wider reforms that it believes can cut carbon emissions from homes and speed up the home buying and selling process.
The purpose of the HIP is to provide purchasers with better information early in the process.
When?
From 14th December 2007 all properties coming on the market require by law a HIP to be produced.
At the present time Estate Agents require confirmation that the HIP has been commissioned at which time marketing of the property can begin.
How much?
When HIPs were first going to be introduced the anticipated costs were typically between £500 and £750. Since their actual introduction the majority of HIPs cost between £300 and £400 plus VAT
